- When it first appeared, and whether it was cleaned or painted before.
- Whether there was a leak, flood, or storm intrusion, and when.
- Whether you smell mold anywhere with no visible growth.
- Whether water is still entering the home right now.
Photograph what you found before touching it, if it is safe to do so. Wide shots of the room plus close-ups of the growth help the inspection. If water is actively entering your home, say so first.
